Painting before moving in can make access easier if the house is ready and the programme leaves room for preparation, coatings and handback before furniture arrives. Confirm keys, repairs and other trades first. An empty house is helpful, but an uncertain completion date is not a dependable painting slot.

For a move to Dundalk or nearby, explain whether your moving date is fixed and whether property access is confirmed. A provisional conversation can start before completion; work and deliveries need authorised access and suitable conditions.

Keys and access before move-in

Distinguish an expected key date from a confirmed handover. Ask how a change would affect proposed arrangements before booking removals around the same assumption. Do not arrange entry you are not authorised to permit.

Once access is available, walk through the empty rooms. Photograph ceilings, walls and woodwork, especially areas previously hidden by furniture. A surface can look different when the previous owner's contents are gone. Identify unexplained marks, loose paint and any repairs before settling the final scope.

Check working utilities, opening windows and the conditions needed by the proposed coatings. An empty locked house still needs a practical way to ventilate and maintain suitable conditions. Agree who is responsible for access and who can make decisions during the work.

Write one room schedule listing included surfaces, exclusions, colours and unresolved defects. Estate-agent photographs do not establish present surface condition. Keep priorities separate from optional work so the scope can be reduced sensibly if access is delayed.

Painting around flooring and other trades

No universal rule places every painting stage before or after every flooring stage. Plaster repairs, floor sanding, fitted joinery and final coatings have different dependencies. Ask the people carrying out those tasks to agree the sequence for the actual materials.

Remaining workQuestion to resolveWhy it matters
Plaster repairsReady for the specified coating?A calendar date does not establish surface readiness.
Floor sandingWhen will dust-generating work finish?Later dust can affect finished surfaces.
New flooringWill skirting or thresholds move?Woodwork stages and protection need coordination.
Fitted furnitureWhich surfaces become inaccessible? Some areas may need earlier attention.
Electrical workIs chasing and making-good complete?Later openings can undo decoration.

If this is a larger renovation, consult the HSA homeowner guidance and arrange appropriate coordination. Do not assume a painter manages every trade because painting happens near the end.

Drying and furniture delivery

A recoat interval tells you when another coat may be applied under specified conditions. It does not tell you when a wardrobe can press against a wall or when every room can be occupied. Ask for product-specific guidance on ventilation, careful use, door closure and cleaning.

The Dulux Trade Advanced Contract Matt technical sheet distinguishes its recoat interval from touch drying, which depends on temperature and humidity. Other coatings can have different requirements, particularly on woodwork. Plan handback around all the selected surfaces.

Arrange furniture delivery after agreed handback rather than immediately after the final brush stroke. Tell movers about fresh decoration and keep bulky items clear of vulnerable surfaces. Avoid stacking boxes against new paint or applying adhesive protectors without checking suitability.

If the move date cannot change, consider a smaller complete scope. Finishing the essential bedrooms may be more practical than starting every room. Do not make the programme fit by shortening necessary preparation or product intervals.

A worked planning sequence

Hypothetical example: a buyer wants two bedrooms and a sitting room painted before moving in. Bedroom flooring remains to be fitted. This example has no assumed duration; it identifies the dependencies to resolve with the trades.

  1. Before keys: prepare the provisional surface list, colour shortlist and remaining-work list. Do not assume early entry.
  2. After authorised access: inspect newly visible surfaces and confirm repairs or investigation needed.
  3. Before dates are settled: agree flooring, skirting, painting and protection stages with those doing the work.
  4. During preparation: resolve an unexpected defect before covering it with a new finish.
  5. During application: maintain the selected coating's conditions and keep deliveries outside working rooms.
  6. At handback: inspect the scope, record aftercare and confirm furniture arrangements.
  7. On moving day: keep furniture clear where advised and record any delivery damage separately.

If one bedroom is delayed, another complete room may still be practical. Ask before assuming separate phases have no cost or scheduling consequences. Keep the shared sequence current so the painter and flooring installer are working from the same version.

The SCSI contractor checklist offers useful questions about communication, scope and changes for wider work. Keep that wider coordination separate from the coating decisions themselves.

If the key date changes

Prepare a fallback before the schedule becomes urgent. Mark the minimum rooms you need finished, the rooms that can wait and where furniture could safely be stored. A fallback is a scope decision, not permission to shorten a product's requirements.

If handover moves, contact the people arranging the work and deliveries promptly. Confirm which dates remain possible instead of assuming the original sequence simply shifts intact. The painter, flooring installer and removals company may have separate commitments.

Keep one written revision with the new access status and surface priorities. If the spare bedroom becomes storage, note that it is no longer an empty work area. If a repair is still unresolved, keep it outside the ready-room list rather than hiding it under the revised date.

Before proceeding, check that the revised scope still produces usable rooms and safe circulation at move-in. Completing a smaller set of surfaces can be practical; leaving several rooms half prepared may not be. Discuss any cost or scheduling consequences before treating the fallback as agreed.

Questions about painting before moving

Can I arrange a quote before receiving the keys?

You can begin a provisional discussion using the information you have, while making access and condition uncertainties clear. Photos from a listing may not show the current surfaces. The full scope or programme may need assessment after authorised access, so avoid treating an expected key date as guaranteed.

Should I paint before new carpet is fitted?

Agree the actual stages with the painter and carpet fitter. Skirting, floor edges, preparation and protection need consideration. A general sequence does not settle every material or installation arrangement. Keep responsibilities for later marks and final attention clear before either trade works in the room.

What if the move cannot wait for every room?

Discuss a smaller complete pre-move scope rather than compressing required preparation or product intervals. Prioritise essential rooms and define later phases separately. Confirm how furniture will affect those later rooms, and do not assume additional visits have no scheduling or cost consequences.
